A well-established privately owned property company is looking to recruit a proactive and organised Property Manager to oversee three residential sites comprising approximately 90–100 residential units.

This is an excellent opportunity to join a stable business, with the current manager retiring after 17 years in the role. We are looking for someone who enjoys taking ownership, can work independently, and takes pride in maintaining high standards across residential properties.

This role will ideally suit a couple although applications from individuals would be considered.

The Role

You will be responsible for the day-to-day management of three residential sites, ensuring tenants receive a professional service while maintaining the smooth operation of the properties.

Key responsibilities include:

  • Collecting weekly rents and processing cash payments 
  • Banking and maintaining accurate records 
  • Managing tenant enquiries and resolving day-to-day issues 
  • Organising property repairs and maintenance 
  • Negotiating with contractors and monitoring works 
  • Letting vacant properties and arranging new tenancies 
  • Conducting viewings and tenant sign-ups 
  • Managing tenancy breaches and possession proceedings where necessary 
  • Preparing quarterly accounts and reports 
  • Liaising with local authorities regarding Universal Credit and housing-related matters 
  • Maintaining high standards across all sites 
  • Working closely with Head Office 
  • Carrying out repairs and maintenance as required and instruct independent contactors when needed
  • Regular property inspections
  • Vetting tenants and undertaking references

About You

The successful candidate will be:

  • A confident and organised self-starter 
  • Computer literate and comfortable using Microsoft Office, Excel and email 
  • Able to work independently and manage their own workload 
  • Firm when required, while remaining approachable and empathetic with tenants 
  • Practical, resourceful and able to use their initiative 
  • A strong communicator with excellent customer service skills 
  • Experienced in property, housing, lettings or tenancy management (preferred but not essential if you have transferable experience) 
  • Preferably clean driving licence 
  • Own transport required
  • References and DBS check will be required

  • Commercial awareness and attention to detail
